The Entrance

An attractive entry will leave a lasting impression. Enhance this part of your house with decorative accents, such as a wreath on the door or flowers nearby. Clean and polish doorknobs and kick plates and go buy a new welcome mat.

Clean, Clean, Clean!!!

I can’t say enough here…whether your home is on the market for $50,000 or $5,000,000, it will show better the more clean it is. Top to bottom, side to side, front to back – the white glove test is the judge.

Buyers simply will not pay top dollar for a dirty, messy house. In fact, many won’t buy it at all because they believe that if a home owner won’t bother to clean the house then how do they know if they have maintained the mechanicals and whole house integrity the way they should.

Less Is More!

Buyers need help visualizing their own items and furniture in the home in order for them to feel like they want to buy it. It is important to make your rooms look as large and feel as spacious as possible. In order to do this you will need to pack your personal items, including pictures, collections, most books and magazines, over sized furniture, carpets, etc. You will need to pack these things for the house move anyway so if you pack them now you will be ahead of the game and your home will show much better to potential buyers.

Paint Color

Light, color neutral pallets appeal to the broadest base of home buyers. Stick with the Beige or Navajo white color pallets. If any of your rooms or exterior house color is a bold, vibrant color that strays from these colors then you may want to consider re-painting. Think of it this way, the new buyer may demand a paint allowance at closing anyway so why not take care of it now and attract more buyers who are willing to pay more for the home.

Repairs

Buyers expect all parts of the home to be in working order. When your home is one of ten or more homes they will be viewing, make your home compete better by taking care of those minor repairs such as leaky faucets, slow drains, torn screens, broken gutters, loose doorknobs, etc.

Front and Back Yard

Landscaping, especially front yard landscaping, will give you your biggest bang for the buck. Landscaping tremendously adds to curb appeal and overall attractiveness to your home. Please keep the following in mind as you tend to your yard in preparation for bringing your home on the housing market:

-Store your tools, roll up the garden hose, trim overgrown trees, cut the grass, weed, plant bright flowers, remove pet droppings as they occur, etc.
