Plugging in the numbers and understanding how they relate to the investment for clients is key to selling investment properties and working with investor clients. The Home Field “Team” will take time to understand your unique needs and create an action plan to work towards your investment goals.
Working with investors takes a whole different mindset for real estate agents. Where a traditional salesperson will look first at location or amenities, for my investment minded clients, I look at the numbers first and foremost.
- Calculate income and expense MLS data cannot always be considered correct. I will review a rent roll and budget to gain knowledge of the property to help understand its present value and potential.
- Measure appreciation with the financial calculator and excel spreadsheets. Understanding the different methodologies of appreciation potential versus cash flow is critical.
- Cap rates, cash-on-cash and internal rate of return . These metrics are used to evaluate investment properties and measure whether a particular piece of property might end up on your short list.
I am a real estate investment consultant and marketing specialist…I am interested in building long term relationships with investor clients…I am also interested in assisting my residential buyer/seller clients to understand what is and what is not a sound offer as they prepare to find their next dream home.
