The CMA shows what other buyers have been willing to pay for similar properties in the nearby area, typically within a ¼ mile or ½ mile radius. A CMA always considers “like properties” or an “apples to apples” comparison. Find the Right Attorney

We strongly recommend you use a Real Estate Attorney. Your attorney will review the Real Estate Purchase and Sale Contract and make any modifications. Attorneys cannot make changes to any of the dates or purchase price of the property! Upon request, Home Field Realtors can provide a list of attorneys for you to interview.

Find A Good Home Inspector

Home Field Realtors has a list of home inspectors highly recommended by past clients. Structural inspections take anywhere from 2 to 4 hours, depending on the size and condition of the property. The structural inspector will check out all of the major components, as well as the electric, plumbing and heating systems. We highly encourage our clients to be present for the home inspection because it is a wonderful chance to learn about every detail in the home.

There are two rounds of negotiation when purchasing a property…first, the homes purchase price…second, is any necessary repairs that arise out of the structural inspection. Once again, this is where Home Field Realtors negotiation skills really pay off for our clients. We would advise that those items be repaired prior to closing or a price reduction in lieu of correcting repairs.

The Final Walk Through

During the last week prior to closing of escrow, we can schedule a final walk through with our First Time Home Buyer to make sure it is in the same condition as when they first made the offer to purchase. In addition, we will make sure that any repairs agreed to by the seller have been completed. Any items that need to be addressed will be taken care of by Home Field Realtors so you can enjoy your new home the way you intended!
